POSITION SUMMARY: Primarily responsible for showing and leasing apartments or townhomes to prospective residents and work in conjunction with all on-site employees to ensure that all jobs are properly performed. Assist the Property Manager with the total performance of the property to include efficiency, turnover rate, occupancy, income and operating efficiency (budgetary performance). Assist the Property Manager in maintaining and constantly striving to upgrade the physical condition of the property and adhering to all company policies and procedures and all company personnel directives.

ESSENTIAL DUTIES AND RESPONSIBILITIES as a Leasing Specialist will vary. Many duties and daily functions, delegated by the Property Manager, will need to be performed in an efficient manner. The success or failure of a property depends upon whether or not the employees consistently follow through with work that is to be performed. Everyone is expected to perform their duties properly, regardless of whether it is an assigned, delegated, or chosen task. Everyone will be held responsible for the proper performance in completing tasks. The main focus of this job is leasing apartments. The items listed below are designed to assist in this task.

A leasing specialist's duties/responsibilities include, but are not limited to, the following:

• Greet prospects pleasantly, maintain guest cards and complete follow-ups.

• Tour prospects around the community, demonstrate apartments and close the sale.

• Work renewal leases continuously.

• Assist in collecting rent and handling delinquent accounts. Maintain personal contact of residents whose rent is outstanding according to policy and procedure. Ensure that no checks are accepted from residents who have had returned checks previously. Request certified funds, if necessary and collect late charges and NSF charges on all late rents.

• Follow all rental collection policies including the distribution of notices and demand letters.

• Assist in preparation of required reports, if needed.

• Participate in resident retention programs and promotions.

• Prepare and check all leases for accuracy before submitting to the Property Manager for signature.

• Ensure that all residents of the property are on a current lease and strictly adhere to all lease expiration and rental increases.

• Inspect new lease packages daily to ascertain that they are complete before using.

• Strictly adhere to and follow all qualification standards. It is extremely important that each application be reviewed for qualification criteria and that the units are leased to the desired profile.

• Escort new residents to their homes upon move-in and complete move-in inspection.

• Prepare and maintain complete resident files and general files.

• Assist in making sure that all deposits generated from collections are being deposited daily.

• Adhere to all appropriate company account directives.

• Assist, if requested, in working within the established budget and maintaining budgetary control.

• Possess an understanding of the business and marketing plans and a willingness to assist in the implementation of these plans.

• Maintain professional demeanor in dress and conduct.

• Assist in contacting all residents who have given their notice to determine the reason for moving and the possibility of saving the resident.

• Assist in physically walking and inspecting the property at least once daily, preferably in the morning hours. It is the responsibility of all employees to pick up paper, cigarette butts, etc., as seen throughout the day.

• Assist in keeping the apartment condition and status information up to date.

• Take complete information for work orders and ensure that the work orders are placed in the appropriate place. Assist in contacting residents if there is a delay in completing the work order and to ascertain if completed work was done satisfactorily.

• Create a positive environment for the residents.

• Advise the Property Manager on any emergency conditions, serious problems or anything else that could otherwise affect the performance of the property and/or any relationship between the management and the resident.

• Maintain courteous communications with residents, applications and representatives of other companies.

• Have a thorough knowledge of the area where the property is located, including shopping, schools, hospitals and all information in the resident's handbook and leasing information book.

• Be aware of competitors rental rates, policies, etc. and be familiar with the competition's property to include floor plans and amenities.

• Other duties as assigned.
EDUCATION and/or EXPERIENCE: High school diploma or general education degree (GED); and/or one to three months’ related experience and/or training; or equivalent combination of education and experience.
